Most systems last 10 to 20 years. Manufacturers have changed how equipment is built, so major problems now often start showing up around the 10-year mark rather than at 20 years.

No. Replacing only the outdoor unit on an older system can cut efficiency by up to 15%, may cause the system to fail sooner, and voids most manufacturer warranties. In summer, set it above 75 degrees. Every degree below that adds an estimated 3 to 5% to your energy bill. In winter, a comfortable range is 68 to 72 degrees.

Yes. Use a garden hose on the fan or spray setting, never the stream setting, which can bend the aluminum fins and damage the coil. Spray up and down along the fins to rinse out dirt, dust, and pet hair that restricts airflow.

That is your emergency drain line. If you see water coming from it, your primary AC drain line is clogged and the emergency pan in your attic is full. In Houston homes, the primary AC drain usually routes to a bathroom sink, where buildup is the most common cause of the clog. Call for service before it leads to ceiling water damage.

High indoor humidity is usually a sign your AC system is struggling, not a sign you need a dehumidifier. A properly sized, healthy AC should hold indoor humidity around 50 to 52% in the Houston area. Flush a tank water heater at least once a year, or every two years at minimum. Houston's hard water leaves mineral sediment at the bottom of the tank. That buildup sits between the burner and the water, forces the unit to work harder, and can eventually crack the tank.

Yes. Spring Branch AC installs tankless systems and converts existing tanks to tankless. A tank-to-tankless conversion runs about $6,000, mostly because the exhaust vent has to be rerouted. Tankless units only heat water on demand, so they use less energy than a tank holding standing hot water.
