What Our Technicians Check on a Maintenance Visit

In Houston, an air conditioner runs about nine months of the year. Every time the outdoor unit cycles on, its fan pulls in dust, dirt, pollen and debris, and over a season that buildup packs into the outdoor coil. A clogged coil blocks the airflow the system needs to push heat out of your house, so the system has to work harder and can fail early.

Cottonwood trees make it worse. The fluff they drop every spring piles up on outdoor coils fast. Owner Chris Crawford once pulled out an outdoor unit whose coil was completely covered in cottonwood. His estimate is that yearly maintenance would have given that system another three or four years.

On the spring AC visit, the technician:

Hooks gauges to the copper refrigerant lines to read pressures and temperatures and confirm the system has the right amount of refrigerant.

Checks the contactor, which carries high voltage from your home to the parts inside the outdoor unit.

Tests the capacitor that starts the compressor and the fan motor, and flags it for replacement if it's losing its charge.

Measures how much current the compressor and the fan motor pull, to make sure they're running efficiently.

Clears organic buildup from the coils and makes sure the drain lines are clear.

The indoor coil stays wet while the AC runs, so whatever gets past your air filter, mostly organic material, collects on it. That creates the conditions for bacterial growth and algae, which also clog the drain line.

Our technicians aren’t paid on commission. If they find a worn part, they’ll explain what they found, your options and the cost before any work starts.

Common Maintenance Questions

Have a technician check your whole system twice a year, once in the spring and once in the fall, which is what our maintenance agreement covers. At a minimum, have the outdoor unit looked at once a year.

AC maintenance is worth it because it costs less to maintain a system than to repair or replace it. On one job, a homeowner's capacitor went bad and the system kept trying to start without it until the fan motor failed. A maintenance visit would have caught the capacitor, about a $75 part. Because the fan motor had to be replaced too, it became about a $375 repair. Our AC maintenance cost guide compares the agreement with paying for each visit.

Water dripping from a pipe above your eaves means your AC's primary drain line is clogged and the emergency drain pan in the attic is filling up. In many Houston-area homes, the primary drain line runs to a bathroom sink, and algae builds up where it connects under the sink. We clear it by blowing compressed nitrogen back through the line and cleaning out the sink connection. That pipe is usually on the side of the house where nobody looks, so walk around and check it now and then. Call us when you see a drip, before the water reaches your ceiling.

Homeowners can rinse the outdoor coil with a garden hose. Use the fan or spray setting, never the stream setting, which can bend the aluminum fins, and spray up and down along the fins, not across them. If a crew mows your yard, ask them to switch the unit off at the disconnect box next to it before they mow and back on when they finish, so the fan doesn't pull clippings into the coil.
